McRae Estate Hunting Lease

TYPE OF LEASE: 3 Year Hunting Lease
The lease will be for the right to hunt subject to the stipulations and conditions hereafter set forth in the attached lease and only at such times as hunting is permitted by the laws and regulations of the United States and the State of North Carolina in force and effect.

LOCATION & DESCRIPTION: Located in Anson County, NC in the WhiteStoreTownship near the intersection of SR 1228 and SR 1003 (see the attached lease map and location map for details). The McRae Estate encompasses a total of 1,996 acres and offers prime hunting for whitetail deer and turkey, as well as quail and other wildlife species. The property has been divided into four (4) tracts for the purposes of leasing. Parties interested in leasing the property have the opportunity to lease any and/or all tracts.
LENGTH OF LEASE: The contract(s) will be for a three (3) year lease, ending July 31, 2010. The Lessee will be given the option to renew the lease following the termination date if the Lessor is satisfied that the Lessee is abiding by the terms and conditions of the lease.
LEASE PAYMENT: Payment for each year’s forthcoming lease period will be due on or before July 31st.
ACCESS: Potential Lessees will be allowed to access the property anytime after July 1, 2007 until the end of the bidding process. Access will be allowed by foot or ATV; the gates on the property will remain closed and locked.
BIDS: The bidding process will take place on a “Silent Auction” basis between July 1 and July 31, 2007. Interested bidders may bid as often as they want on any and/or all tracts. Bids are on a per acre basis for the first year of the lease. (It is assumed that the same bid amount will apply for years 2 and 3 as well.) The high bids on each of the tracts will be constantly updated at the office of Kiker Resource Management, LLC and daily on the internet at www.kikerforestry.com (look under hunting leases, McRae Tract). Bids will be received at the office of Kiker Resource Management, LLC up until Tuesday, July 31 at 4 P.M.
Bids must be submitted in writing on the attached bid sheet. Bids may be submitted by fax, email (tray@kikerforestry.com), or hand-delivery. Please confirm by phone prior to the bid deadline that your bid has been received. The landowners have established a minimum bid of $12.00/acre; only bids greater than or equal to this amount will be accepted. The landowners reserve the right to accept or reject any and all bids received.
At the end of the initial bidding period on July 31, 2007, the top five bidders on each of the tracts and/or all tracts will be contacted, informed of the bid results, and be given the opportunity to submit one final sealed bid (on a per acre basis for the first year) that must be received at the office of Kiker Resource Management, LLC by Tuesday, August 7, 2007 at 4 P.M. The winning bidders will be notified on or before Friday, August 10, 2007. We appreciate your participation in this bidding process.
